Module Announces Second Cohort of Its Mission-Driven Developer Program

Module, a Pittsburgh-based modular housing company, has announced the launch of the second round of its Mission-Driven Developer Program (MDDP), an initiative created to support developers dedicated to expanding affordable, attainable, and community-focused housing. This year’s cohort includes six mission-aligned developers from five states, each selected for their commitment to advancing housing equity, strengthening neighborhoods, and delivering high-quality modular homes.

According to Module’s COO, Marquis Cofer, the selected organizations demonstrated exceptional clarity, community commitment, and momentum, positioning them to make meaningful impact in their regions.


2025–2026 MDDP Cohort

Community Hope Builders CDC (Buffalo, NY)
Advancing homeownership and long-term affordability in historically disinvested neighborhoods.

Wesley Housing (Northern Virginia)
A 50-year leader in affordable housing development with a strategic focus on expanding equitable homeownership.

The Industrial Commons (Morganton, NC)
Transforming a 27-acre brownfield into a mixed-use, community-anchored campus featuring worker-owned enterprises and affordable housing.

United Way of Northern Shenandoah Valley (Shenandoah Valley, VA)
Strengthening community stability and workforce support through accessible and affordable housing initiatives.

Lael, LLC (Cleveland, OH)
Expanding affordable homeownership opportunities in Slavic Village with thoughtful infill development.

The Heart of Camden (Camden, NJ)
A long-standing community organization focused on housing rehabilitation, arts investment, and neighborhood revitalization.


Program Impact

Within its first year, the Mission-Driven Developer Program supported the construction of for-sale homes for buyers under 80 percent AMI, provided modular training to more than 100 industry professionals, and delivered a finished ADU in partnership with Durham Community Land Trustees.
The program equips mission-aligned developers with:

• Pre-development support
• One-on-one mentorship
• Modular housing training
• Access to templates, playbooks, and technical resources

These tools are designed to help organizations move projects from concept to construction with a modular-first approach.
