Despite market concerns about slowing demand, VBS reports a significant uptick in business and expects to exceed its previous best year in both volume and margins — this time through entirely organic growth rather than pandemic-driven spikes.
Expanding Partnerships & Community Impact
One of VBS’s most exciting current projects is a collaboration with Community Housing Partners (CHP) in Blacksburg, VA. Together, they are building the first 9–10 homes in a planned 30-home subdivision. VBS’s turnkey expertise and ability to act as the intermediary between CHP and manufacturers have made this partnership possible. This approach helps organizations like CHP, which may not specialize in modular construction, achieve their housing goals efficiently and cost-effectively.
VBS has also expanded its reach with the addition of industry veteran Frank Hodges to the team. With more than 30 years of experience, Frank has helped bring in new builder clients and additional projects, further strengthening VBS’s market position.
A Partner for Builders & Homeowners
VBS offers three paths to homeownership: full turnkey service, owner completion, and builder completion. The builder completion service has been especially valuable, enabling other builders to leverage VBS’s design center, supplier relationships, and manufacturer connections to deliver homes more efficiently.

Known for delivering both custom features and competitive pricing, VBS emphasizes quality over simply being “the cheapest option.” Their average custom home starts around $200 per square foot — significantly lower than many custom stick-built homes in the region — while still offering premium finishes and faster build times.
John Garrett, owner of VBS, notes that most of their clients are either repeat homebuyers or those familiar with the construction process and value the shorter timeline of modular construction. “Within a year from starting, most of our clients are in their homes — often much sooner,” he shared.
