On the scenic edge of Long Island’s North Fork, the Modern Modular North Fork Retreat serves as a masterclass in how off-site construction can meet high-end architectural demands. Completed in 2024, this 2,000-square-foot residence was specifically engineered to accommodate two families under one roof without sacrificing individual privacy.

The home utilizes a clever "I-shaped" ranch layout. At its heart sits an expansive, open-concept gathering space, while two distinct bedroom wings anchor the ends of the home. This configuration creates a natural buffer between the private suites, allowing for a shared vacation experience that remains comfortable for multiple generations.

Architectural Clarity & Materiality

The design leans into a clean, coastal-modern aesthetic. The exterior is wrapped in bleached western red cedar siding, accented by black Marvin Essential windows and Versatex infill panels for a sharp, contemporary contrast. Inside, the home feels larger than its footprint thanks to 9-foot ceilings in the primary living areas.

Interior Features include:

• Ceilings: 9' in main living areas; 8' in bedrooms, baths, and laundry
• Cabinetry: Kountry Kraft cabinetry in natural walnut and painted hardwood
• Appliances: Premium Bosch kitchen suite

Navigating Coastal Constraints

Building on a waterfront site bordered by both a bay and a creek presented significant logistical hurdles, including strict environmental setbacks and narrow access roads. The solution was found in the factory-controlled environment of Signature Building Systems’ Moosic, PA facility.

By fabricating five 16-foot-wide modules off-site, the team minimized the physical impact on the sensitive Riverhead terrain. This "surgical" approach to construction allowed for the seamless integration of a custom pool, a cedar-slatted outdoor shower, and a future rooftop deck designed for 360-degree views of the water.
