Builder/developers can utilize offsite construction at scale to become "production builders."  To do this, a project must be "organically modular" from day 1.  Site designs must anticipate modular logistics, floorplans must be value engineered to work efficiently at the factory and on site.  GC and trades must be familiar with the specific scopes required to set and finish the homes.  All of this upfront work results in high-quality homes delivered on a date-certain and quality-certain basis.

Missing Middle Innovation – Deeply Affordable Modular Public Housing

Is it possible to provide deeply affordable missing middle housing using innovative building technologies? This was the question Minneapolis Public Housing Authority (MPHA) asked in their 2021 scattered sites RFP. The resulting project pioneered the intentions behind Minneapolis’s groundbreaking 2040 comprehensive plan, which allowed historic density in areas previously restricted to single family zoning and is considered to be one of the most innovative affordable housing projects in the country.  This session presents the collaborative process that occurred with MPHA the selected team (DJR Architecture, Frerichs Construction, & Rise Modular). It will demonstrate how the blending of innovative zoning, design, building technology, and financing led to the creation of 84 affordable modular housing units on 16 sites spanning across Minneapolis. This single-phase project constructed 130,000 sf of housing in just 13 months, rapidly responding to the dramatic need for affordable housing. Attendees will learn about the unforeseen challenges in project delivery and how to leverage the benefits and challenges of modular construction. This scattered sites – modular - deeply affordable – missing middle project, is a first of its kind project that can serve as a model for providing transformative change in the form of modular, sustainable affordable housing in communities across the US
